The monthly assessment is $325.00. Please refer to your coupon book for your account number and payment mailing address. Late Fee Disclosure:
HOA assessments are due on or before the 1st day of each month. Article IV, Section 5 provides that the Board of Directors "...shall have authority to charge a late fee against assessments not paid within ten (10) days after they become due, which fee shall be in addition to any interest accrued." Further, the section provides that the late fee "...shall not exceed the greater of $25.00 or five (5%) percent of the amount of the delinquent assessment."
With that, the board has established the following policy regarding late payments:
Pets / Animals: There are no additional fees for pet/animal ownership. Huntington Ridge allows no more than two (2) household pets each weighting no more than (50) pounds. Please see Article XI, Section 2 our governing documents for additional information. |

Pursuant to the Article XII, Section 4 of the Declaration of Restrictions for Huntington Ridge Town Homes, "Each Owner agrees to provide proof of such insurance coverages within 10 (ten) days of the Association's written request." Parking:

Exterior Unit Lights
Unit owners are responsible for properly maintaining all three outdoor unit lights. Beginning August 1, 2015, any unit that does not have its exterior lighting working properly will be subject to a $25.00. In an effort to avoid such a fee being imposed, Unit Owners will be given ample notice that their unit's exterior lighting is in need of repair. The process will proceed as follows:
The sensor is located on the exterior wall as you approach your front door.

"The Unit Owner will be mailed notification (to the last known address on file) and given 14 days to correct any exterior lighting issues. If, after 14 days, the issue is not corrected, the property management company will attempt to make contact directly with the Unit Owner (either by telephone or email) and given seven days to correct the issue. If, after seven days, the exterior lighting is not corrected, the Unit Owner's account will be charged a $25.00 fee and the lighting will be corrected on the Unit Owner's behalf."
Improperly working exterior lighting includes, but is not limited to, burned out light bulbs and improperly working sensors (i.e. exterior lights on during the day). NOTE: If your unit's exterior lighting is on during the day, your light sensor is most likely in need of replacement. Finally, when replacing burned out light bulbs, please use SOFT WHITE light bulbs.

Leasing A Unit
If you are renting (or planning to rent) your unit within Huntington Ridge, please remember that:
- All leases shall be in writing
- Within 15 days of the commencement of any lease, the unit owner must provide the HOA with the following:
- Current mailing address of the unit owner.
- Names of all persons to be residing in the unit during the lease term.
- The commencement date and expiration date of the lease.
- No lease shall be made for a term less than six (6) months.
- The unit must be rented in its entirety. No single rooms or other fraction of the unit may be leased.

Classified Ad Policy: Classified ads are provided, free of charge, by the Huntington Ridge Townhomes Association as a service to residents of Huntington Ridge. Classifieds that are submitted are sent to the Site Administrator for review for appropriateness and completeness. As a rule, the content of the ads will remain as keyed in by the Submitter. However, the site administrator reserves the right to revise, reclassify, or reject any classified for any reason, at any time.
